Are pets welcome at the community, and what is your pet policy?
Yes, we welcome 2 pets per apartment home. There is a $300 Pet Fee, $200 Pe Deposit, and $25/mo pet rent per pet. Breed restrictions include pit bull terriers/staffordshire terriers, doberman pinschers, presa canarios, alaskan malamutes, rottweilers, chows, akitas, and wolf-hybrids. There is a 99 lb weight limit. A photo of each pet and the most recent vaccination records will be required, and all pets must be registered on the lease.

Uilities are not included in the rent. Required utilities paid to the property include water/sewer, trash, pest control, and utility admin fee. Resident is responsible for electricity and renters insurance with the provider of their choice.

Each apartment at Sapphire Bay is thoughtfully equipped with modern, high-end finishes, including plank-style flooring, stainless steel appliances, and granite countertops. Kitchens feature an oversized single-basin sink with a pull-down faucet and a refrigerator with an in-door water and ice dispenser, making daily routines easier and more efficient. Homes also include a full-size washer and dryer, spacious closets, and private patios or oversized terraces for comfortable, functional living.

How can I apply for an apartment, and what documents or fees are required?
Applying at Sapphire Bay is simple and can be completed online or with help from the on-site leasing team. Applicants choose a floor plan, complete an application, and submit required documentation such as ID and proof of income. There is a $60 application fee per person and a $150 administrative fee. With approved credit, the standard security deposit is $250. Once approved, the team walks you through lease signing and move-in details to make the process smooth from start to finish.
What are the move-in costs, and is a security deposit required?
Move-in costs at Sapphire Bay are clear and easy to understand. At move-in, residents pay prorated rent based on the move-in date, along with the standard security deposit determined by credit approval. If applicable, pet fees and monthly pet rent are also due, as well as a one-time $25 package locker setup fee. All fees and charges are outlined in the Community Fee Guide, which the leasing team is happy to review so residents know exactly what to expect before move-in.
Is renters’ insurance mandatory, and what coverage is recommended?
Renters insurance is required for all residents at Sapphire Bay. Policies must include a minimum of $300,000 in personal liability coverage, list all leaseholders and occupants on the policy, and name Sapphire Bay Apartments as the interested party. Proof of coverage is required prior to move-in and must be maintained throughout the lease term to ensure compliance and peace of mind for everyone.
What happens if I need to move out early or break my lease?
If a resident needs to move out early or break their lease, they may choose to pay an early termination fee equal to 200% of one month’s rent, in addition to rent and utilities through a 60-day written notice period.
How do I submit maintenance requests, and how quickly are they typically resolved?
Residents are encouraged to submit requests through the resident portal, which allows the service team to track and respond efficiently. Requests can also be made by contacting the leasing office directly. Most maintenance items are addressed within 24–48 hours, and emergency maintenance support is available at all times to ensure resident comfort and safety.
